Santa Monica condo market - selling fast in April 2009

Dear loyal Santa Monica condo hunters and sellers,

Something is really buzzing in the Santa Monica condo market, West of Lincoln. In the first two weeks of April, I sold three new condo listings with less than 5 days on the market each. All for close to 10% over asking price. No, they did not sell at overvalued prices, just at the real market value. The market will always set your highest price.

Sticking to the facts, makes this process easy. Keep on looking at what has recently sold AND buyers, do not be afraid to step up to the plate if you see something priced right (based on the real comparables).

Santa Monica condo sales remain strong in 2009

Real Estate is really very simple. If the price is to high, then you get no bidders or bottom feeders throwing you low ball offers. If the price is right, then the real buyers show up with their checkbooks in hand.

For condos in Santa Monica, Venice and Marina del Rey, those principles continue to hold strong. I am having trouble holding on to any of my listings because they are selling so fast. Why is that my clients' properties are moving in a terrible market? It is because they do all the right things I ask of them. Clear out the clutter, touch up paint, put the furniture in the most appealing places. THEN PRICE IT BASED ON REAL MARKET COMPS, not false emotions.
